The Yates Theater

opened in 1926 as a 500-seat silent movie theater serving Denver's Northside community and beyond.

Sadly, the property has languished for years and has sat vacant for over decade: a once-beloved gathering space waiting to be brought back to life.

An empty, historic theater with a worn-out floor, an elevated stage with a yellowed wall backdrop, and decorative architectural details around the stage area. The ceiling shows exposed wooden beams and metal support structures, all in need of repair.

What We’re Doing


Macy Lao and Kyle Hagan are Sunnyside residents with a passion for film and a desire to create a third-space that adds culture and creativity to the neighborhood. Their vision restores the movie theater to its former glory, showing second-run classic films and providing a space for the community to come together.

To make this possible, Macy and Kyle are requesting a small zoning variance from the City and County of Denver to allow for 300 movie theater seats. They will also be pursuing a liquor license, to allow movie-goers to enjoy a beer, cocktail, or glass of wine with the show.
